Glenwood Project

IAFC Families,

IAFC is excited to announce becoming the 5th largest club in the State of Georgia. With this rapid growth and being an in-town club, comes the issue of having adequate field space. This issue has received board attention for several years and was raised to the number one strategic priority this past January. It is our great pleasure to announce that through these concentrated efforts, we were able to purchase a new 13 acre property in Decatur this past November.

This new space will allow us to continue to improve and expand our current programs. The property is located at 3672 Glenwood Road, Decatur, GA 30032, next to two country parks. There is still a significant amount of work to do in order to raise the funds needed to fully develop the site, but we are confident that we will be able to achieve our goals for the club with the support of our IAFC families and supporters.

Q:  What is Glenwood?
A:  Glenwood is our unofficial name for property IAFC has purchased to develop additional soccer fields.

Q:  Where is the property?
A:  Glenwood is located at 3672 Glenwood Ave, Decatur, GA 30332. It is adjacent to Shoal Creek Park and inside I-285, just over 2 miles from the East Lake Golf Club and approximately 4 miles from our Arizona Avenue fields.

Q:  How big is it?  How many fields will it hold?
A:  The site is approximately 13 acres, which is nearly double Arizona’s 7 acres.  The plan is to maximize the available space. Multiple options are being explored and considerations include how much funding can be raised.

Q:  Why are we purchasing land for fields?
A:  IAFC is the 5th largest club in the state of Georgia and plans to continue growing. To further our mission of supporting youth soccer in Atlanta, we must secure permanent field space that is controlled by the Club and not subject to change by school systems or local governments. Many locations and partnerships have been explored and analyzed over the last five years, but none met all our criteria, until now.  Despite the challenge of acquiring developable  space within our intown geography, we believe it is critical to promoting a youth soccer culture in our neighborhoods and ensuring the long-term success of the Club.

Q:  How long until our kids will be playing on these fields?
A:  IAFC will move as quickly as possible without compromising the due diligence that must be completed.  It will likely take 14-19 months to secure financing and complete the study, permitting, and construction.

Q: How much will it cost?
A: The total estimated cost of the project, including purchase and development of the land into a soccer complex, is in the range of $3 to $4.5 million - depending on how many fields we construct. To put this in perspective, the loans taken out to develop Arizona Fields that were opened in 2006 were paid off in 2011.

Q:  How are we paying for this?
A:  This will be paid for through a combination of financing, foundation partnerships, and family support. The Arizona complex was developed using a similar approach and we are confident we can do it again.  IAFC is a 501(c)3 non-profit organization with a strong history of fiscal responsibility.
